The architectural studio RAM Arquitectura, led by Ramon Andreu and Núria Canyelles, transformed the former headquarters of Banca Catalana into the Hotel Royal Passeig de Gràcia, featuring 120 guest rooms.
The intervention stood out for its sensitivity in preserving the building’s original structure while integrating new hotel functions with respect for its architectural heritage. The building retains the rationalist façade of Banca Catalana, reinterpreted through a contemporary approach to the interior spaces.
RAM Arquitectura opted for a renovation that combines energy efficiency, functional design, and historical respect, making the project a benchmark in urban rehabilitation in Barcelona.
The project was recognised within the framework of the Maresme Catalan Architecture Exhibition, organised by the COAC (Architects’ Association of Catalonia).
The site now occupied by Passeig de Gràcia 84 has mirrored the evolution of Barcelona, from its origins as a rural road leading to the village of Gràcia to its transformation into the city’s main commercial and business axis.
In the 19th century, it formed part of the grounds of the former Jardins dels Camps Elisis, one of Barcelona’s first leisure parks. By the end of the century, the area saw the construction of bourgeois residences and prestigious establishments, such as the Casa Evarist Arnús, reflecting the splendour of the Eixample district.
In 1968, architect Tous and Fargas built the headquarters of Banca Catalana on this plot — a pioneering building noted for its glass and steel façade. Since then, number 84 has stood as a witness to the dynamic and cosmopolitan character of Passeig de Gràcia.

Located in the heart of Barcelona’s financial district, Diagonal Beethoven represents the transformation of an office building into a boutique office model that blends design, comfort and sustainability.
Covering a total area of 8,900 m² distributed across ten floors, a ground floor and an underground car park, the project offers flexible workspaces adapted to new ways of working and equipped with the latest technologies.
With panoramic views over Avinguda Diagonal, raised flooring and a clear height of 2.5 metres, the intervention prioritises energy efficiency, responsible design and the enhancement of the building’s architectural value. Meeting rooms with access to terraces, communal areas and shared spaces enhance the user experience and promote wellbeing.
Designed in 1969 by José Antonio Coderch, the Diagonal Beethoven building is one of the most representative works of the Barcelona-born architect and a benchmark of modern rationalism. Coderch conceived the property as an elegant and functional volume that follows the curve of Avinguda Diagonal, prioritising natural light and interior flexibility.
The building has witnessed much of the city’s social life. Its ground floor once hosted emblematic venues such as the Nit i Dia restaurant, opened in 1972, and the Network Café, awarded for its interior design in 1988.
Its sober and timeless presence has made it an iconic example of modern corporate architecture and a testament to the balance between functionality, elegance and respect for the urban environment.

Located in the Salamanca district, the epicentre of Madrid’s business and financial activity, the building has been fully refurbished to meet the highest standards of quality, wellbeing and efficiency.
With a total area of 5,480 m² distributed across six floors and a rooftop terrace, Serrano 16 offers flexible, light-filled, premium offices equipped with LED lighting, VRV air-conditioning and sustainable materials. The intervention follows the most stringent criteria of the international LEED and WELL certifications, ensuring a balance between energy efficiency, comfort and environmental health.
The refurbishment of Serrano 16 not only preserves the architectural value of a distinctive building, but also responds to the new business demand: creating spaces that foster productivity, wellbeing and talent attraction within sustainable urban environments.
The history of Serrano 16 is closely linked to the development of the Salamanca district, promoted in the 19th century by the Marquis of Salamanca as a symbol of modernity and Madrid’s expansion beyond its old city walls.
Calle Serrano, conceived as both a residential and commercial thoroughfare, soon became one of the capital’s most elegant avenues. Within this context, the original Serrano 16 building housed distinguished residences until the mid-20th century, when the area began its transformation into a district of offices and services.
In 1942, the company La Polar constructed a new building in a sober and functional style characteristic of Madrid’s rationalism. Serrano 16 thus represents the transition from residential to financial Madrid, and the consolidation of the Salamanca district as a hub of economic and social activity.

Located on one of Barcelona’s most iconic avenues, the commercial unit at Passeig de Gràcia 84 exemplify sustainable rehabilitation applied to prime retail.
With a surface area of 1,500 m², the property houses the new Hugo Boss flagship store in Barcelona, one of the brand’s largest in Europe. The intervention has placed particular emphasis on integrating the space into its urban context, enhancing the store’s visibility and strengthening its relationship with the Eixample streetscape.
The project follows strict criteria of energy efficiency, accessibility and wellbeing, while restoring original architectural elements such as the English courtyard, which brings natural light and environmental quality to the interior. Scheduled for completion in summer 2025, the development reinforces Mimeisa’s commitment to responsible refurbishment and the enhancement of urban heritage.

Located on Barcelona’s famous Las Ramblas, the Hotel Royal Ramblas has undergone a comprehensive refurbishment that combines energy efficiency, comfort and contemporary design, while preserving the identity of one of the city’s most iconic landmarks.
The project, developed by MxC Arquitectos in collaboration with Mercè Borrell Interiorisme and Pep Montserrat, has completely renewed the building to offer 122 rooms meeting the highest standards of quality, wellbeing and sustainability. With Gloman BCN acting as project manager and the technical support of Proen and AB2 Serveis d’Enginyeria, the intervention has incorporated sustainable strategies focused on efficiency and user comfort.
The hotel has achieved LEED Gold certification, thanks to measures such as acoustic and thermal façade insulation, greywater recovery, and the optimisation of energy systems.
The building at Rambla 117 stands on one of the most emblematic stretches of La Rambla dels Estudis, a historic axis that has concentrated Barcelona’s social, cultural and commercial life for over a century.
Since 1917, the site was home to Soler i Torra Hermanos Bank, a pioneering institution in Catalonia’s financial system. The urban transformation of the city centre led, in 1970, to the construction of the current building, designed for hotel and retail use, a reflection of the touristic and economic vitality of the period.
In 1975, Restaurant La Poma opened on the ground floor, becoming a familiar landmark on La Rambla and part of the city’s collective memory. Today, Rambla 117 remains a meeting point between Barcelona’s history and its ongoing evolution.

The project at Passeig de Gràcia 33 represents a repositioning and adaptation of the retail premises located on the ground floor of the building designed by Enric Sagnier, one of the most prominent architects of Catalan Modernism.
Mimeisa has led the refurbishment of the ground floor to meet the new requirements of the H&M Group brands (COS and Weekday), in an intervention that combines heritage sensitivity with contemporary efficiency.
The project, developed by RAM Arquitectes (Ramon Andreu and Núria Canyelles) and managed by Gloman BCN, has placed particular emphasis on the technical and energy upgrade of the building services, incorporating sustainability criteria certified under the LEED Core & Shell Gold standard. This intervention enhances the architectural value of the property and ensures its continued presence within Barcelona’s most prestigious retail avenue.
The building at Passeig de Gràcia 33, designed by Enric Sagnier i Villavecchia in 1913, forms part of the architectural heritage of Barcelona’s Eixample district and exemplifies the evolution of Passeig de Gràcia as a bourgeois and commercial axis.
It was erected on the site formerly occupied by the houses of the widow Galofré (1867), later replaced first by the Damas Negras school, and subsequently by the current building, which became the headquarters of Union des Assurances de Paris following its extension in 1930.
Over time, its ground floor has become a showcase for leading international brands such as Hermès, Kenzo, COS and Weekday, maintaining its role as a landmark of luxury retail and a symbol of the urban vitality of Passeig de Gràcia.

Glòries Hub represents a new way of living in Barcelona: a residential building located in the 22@ district, the innovative and technological heart of the city. The project has been designed with a clear ESG orientation, prioritising sustainability, efficiency, and the wellbeing of its residents.
With BREEAM certification, Glòries Hub integrates sustainable construction solutions, low-impact materials, and smart energy management and home automation systems.
The apartments feature IoT connectivity and Google Home control, combining design, comfort, and technology.
Its generous communal areas, including a panoramic terrace, outdoor swimming pool, gym, and community garden, complete a proposal that blends design, innovation, and wellbeing.
Glòries Hub rises in the area surrounding Plaça de les Glòries Catalanes, a space that embodies Barcelona’s urban transformation over recent decades. Originally conceived by Ildefons Cerdà as the central junction of the Eixample plan, the area has evolved from its industrial past into today’s 22@ district, the epicentre of the city’s digital and knowledge economy.
Within this context, the building revives the spirit of innovation that has long defined the Poblenou neighbourhood, reinterpreting its functional architecture to create a new residential experience aligned with contemporary values.
