The opening of Pandora’s new flagship store at Passeig de Gràcia 33 reinforces the appeal of a historic asset located on one most prestigious retail avenues in Europe. The Danish jewellery brand has chosen this property, owned by Mimeisa Asset Management, to open its first flagship store in Barcelona, and its third flagship worldwide, alongside Copenhagen and Las Vegas.
Repositioning without losing identity
The new 175 sqm store introduces a concept inspired by local architecture and craftsmanship, with high ceilings and organic forms that evoke Barcelona’s architectural identity. The interior design supports the brand’s positioning and turns the space into an environment designed to discover, try on and personalise its pieces.
Among the store’s new features are dedicated areas for trying and combining jewellery, as well as a specific space for personalisation, reinforcing a more participatory retail experience adapted to new consumer habits.
The Passeig de Gràcia 33 project is part of a broader repositioning and adaptation of the ground-floor retail space within the building designed by Enric Sagnier. The objective was to prepare the asset to meet the current requirements of international operators, while preserving its connection with the building’s heritage and urban context.
As owner of the building, Mimeisa has driven a refurbishment focused on improving the premises’ performance and strengthening its competitiveness in an increasingly demanding market. The project placed particular emphasis on the technical, energy and functional improvement of the space.
This transformation has enabled the premises to adapt to new retail formats, where the store is no longer only a point of sale, but a space for brand experience, customer engagement and connection with the city.
Sustainability and efficiency as part of value creation
The refurbishment of Passeig de Gràcia 33 has incorporated contemporary sustainability and efficiency criteria, with a strong focus on the technical and energy performance of the building’s systems. The project has achieved LEED Core & Shell Gold certification, recognising a high level of environmental performance in the building envelope and core systems.
This approach forms part of Mimeisa’s ESG strategy, based on long-term asset management and the integration of improvements that contribute to the quality, efficiency and resilience of the portfolio.
In a setting such as Passeig de Gràcia, where heritage, commercial activity and international visibility coexist, sustainability is not an add-on. It is a necessary condition to ensure the asset’s continuity and long-term competitiveness.
A new chapter for Passeig de Gràcia 33
With the arrival of Pandora, Passeig de Gràcia 33 begins a new chapter as the home of an international flagship store and strengthens its position within Barcelona’s most relevant retail landscape.
The new store reinforces Passeig de Gràcia’s ability to attract global brands seeking locations with identity, visibility and heritage value. At the same time, it highlights the repositioning work carried out on the asset and its adaptation to the new standards of contemporary retail.
For Mimeisa, this project demonstrates how active asset management can create value through three key dimensions: heritage, sustainability and experience. A combination that preserves the building’s history, responds to current market needs and contributes to Barcelona’s position as an international retail hub.
