Mimeisa strengthens its commitment to a sustainable portfolio through the renovation of Deutsche Bank’s headquarters at Castellana 18

The transformation of Deutsche Bank’s headquarters at 18 Paseo de la Castellana marks a new milestone in Madrid’s corporate landscape. This comprehensive renovation project not only represents an architectural renewal, but also exemplifies how collaboration between tenant and owner—Deutsche Bank together with CBRE and Mimeisa Asset Management, respectively—can translate into sustainable value, operational efficiency, and wellbeing.

A renovation focused on innovation and wellbeing

The building, with over 11,000 sqm, will undergo a major refurbishment to become one of the most modern and sustainable office buildings in central Madrid. The project includes a comprehensive transformation aimed at adapting the building to new ways of working, incorporating advanced concepts of operational efficiency, environmental sustainability, and user experience.

The redesign will feature collaborative areas, flexible workspaces, and meeting rooms that foster interaction and creativity. The interior garden will be repurposed as a multi-use space, encouraging contact with nature and wellbeing. Currently unconnected floors will be restructured through a new central atrium, improving accessibility and flow throughout the building.

In addition, the renovation of Deutsche Bank’s main branch in Madrid will turn it into their flagship location, with more versatile spaces tailored to personalized service. All of this will be developed under a people-centric design approach with the goal of achieving WELL certification.

Workplaces of the future: how office space is evolving

The renovation of Castellana 18 embodies many of the most relevant trends in office design. Today, the workplace is no longer just a space to work—it’s a strategic tool to attract and retain talent, foster innovation, and strengthen corporate culture.

Deutsche Bank’s new headquarters will be designed around people: environments that support focus and collaboration, tailored for hybrid models that combine in-person and remote work. Technology will play a key role, enabling automation, connectivity, and intelligent resource management. Physical and emotional wellbeing will be at the core, with healthy, comfortable spaces offering natural light and access to green areas. All of this within a strict sustainability framework, with criteria focused on energy efficiency, water conservation, and low-impact material selection.

More than just a trend, this approach is now a tangible reality in new corporate spaces. Castellana 18 will stand as a benchmark in this regard.

Mimeisa’s vision: sustainability with real impact

Mimeisa Asset Management is committed to a responsible management model. Its involvement in this project aligns with a clear roadmap: to evolve toward a diversified, resilient portfolio with positive environmental and social impact.

With over 45 properties in prime locations, Mimeisa aims to reach 70% renewable energy usage and close to 80% of assets certified in sustainability by 2027, while advancing toward a 90% reduction in CO₂ emissions through its energy transition strategy. Flagship projects like the Diagonal Beethoven building in Barcelona—certified LEED Gold and SmartScore Gold—already reflect this vision. Castellana 18 now joins this portfolio in transformation, reinforcing the long-term value of its assets and their positive impact on the urban environment.
