At MIMEISA, we believe that creating a positive environmental and social impact is the best way to enhance the value of our properties and contribute to people’s well-being. Within this vision, obtaining the seal from the Carbon Footprint, Offsetting and CO₂ Absorption Projects Registry of the Ministry for the Ecological Transition and the Demographic Challenge (MITECO) is a key milestone.
This official certification not only validates our environmental efforts but also strengthens our transparency, credibility, and commitment to the future. Our approach is firm and comprehensive, resulting in concrete actions aimed at building a sustainable and responsible business model, aligned with the Net Zero target across our entire value chain.
Our experience calculating the carbon footprint
In 2022 and 2023, MIMEISA calculated and verified its carbon footprint across scopes 1, 2, and 3, with the review of an independent third party. This analysis has been crucial in designing an ambitious and coherent emission reduction strategy. While we await the corresponding seal for 2024, we have already achieved significant progress: in 2022, emissions totaled 72.52 tons of CO₂ equivalent (0.01741 tCO₂eq/m²); in 2023, they were reduced by 22%, reaching 56.45 tons (0.01226 tCO₂eq/m²).
Electricity consumption—particularly in assets under direct control—remains the main source of emissions. Therefore, one of the most effective measures has been switching to electricity with a 100% renewable origin guarantee.
About the MITECO seal
The Carbon Footprint, Offsetting and CO₂ Absorption Projects Registry, established under Royal Decree 163/2014, recognizes the efforts of Spanish companies and organizations in calculating and reducing their greenhouse gas emissions.
The registry requires that each submitted footprint be accompanied by a reduction plan, and that reductions be properly verified and show a downward trend. It also facilitates emissions offsetting through forestry projects located within Spain, offering environmental and social benefits such as carbon sequestration.
Future commitment: our action plan
At MIMEISA, we don’t stop at measuring—we act. That’s why we have implemented an emission reduction plan that evolves every year. Notable measures adopted since 2022 include:
- Procurement of green energy and inclusion of sustainability clauses in leases.
- Responsible waste management and reduction of residual waste.
- Installation of efficient equipment and awareness campaigns for water savings.
- Installation of solar panels on available rooftops.
Following the 2023 evaluation, the plan was strengthened with new initiatives:
- Sustainable travel policy and promotion of carpooling.
- Employee incentives for choosing cleaner transportation options.
- Extension of renewable electricity supply to all assets.
- Offsetting of residual emissions.
Climate action with local impact: offsetting emissions in Galicia
With the goal of moving toward a carbon-neutral footprint, MIMEISA has offset its emissions by participating in a forestry project in Galicia, specifically in the Communal Forest of Ventín. This initiative, led by the Ventín Communal Forest Community, involves the restoration of 26.70 hectares through the planting of 26,787 trees. The project includes the reforestation of native species and not only contributes to carbon dioxide absorption but also promotes the regeneration of local ecosystems and the socioeconomic development of the surrounding rural community.
On the road to NetZero
Our registration in the MITECO seal reflects our conviction that sustainability is a strategic value and a shared responsibility with our clients, suppliers, and the community. At MIMEISA, we will continue to move forward with determination—measuring, reducing, and offsetting our impact—to actively contribute to a healthier and more sustainable future for all.
